What is an EPC

An Energy Performance Certificate is a visual graph showing the energy assessment and Carbon Dioxide (Co2) impact on the environment.

How do we Calculate an EPC?

Only Qualified and Accredited Domestic Energy Assessors may produce an EPC.

For any existing  dwelling a Domestic Energy Assessor  (DEA) must visit the property to record the following :

  • The age of the property.
  • The floor area in m2.
  • The construction, ie solid brick, cavity wall, timber frame or system built.
  • The length of any external heat loss walls.
  • If an older property has cavity wall insulation been fitted.
  • The glazing properties of the dwelling, ie single or double or triple glazing.
  • The primary and secondary heat source which provides space heating and domestic hot water, including for example, make and model of central heating boiler, solar water heating or photovoltaic panels if fitted.
  • Emmitter Type. Eg radiators or underfloor.
  • Number of Thermostatic Radiator Valves and room Stats.
  • Depth of loft insulation and cylinder insulation.
  • The number of open fireplaces – heat loss.
  • Are there any extensions or roof rooms, loft conversions?
  • The number of light fittings and low energy light fittings.

New Build Properties will be assessed from Building Plans.

The average UK rating of a domestic property is ‘E' on the A-G scale.  If your property does not reach as high a rating as you expected do not be concerned, as this depends on many factors - including the age of the property, insulation thickness, glazing and heat source, etc.
